Greetings,
Congratulations on your recent home purchase. On behalf of the entire Del Mar Highlands Neighborhood Homeowners’ Association (DMHNHOA) Board of Directors, we want to welcome you as a new owner. We look forward to helping you enjoy your new home and would like to relay important information regarding our community.
DMHNHOA is a Master Association and has been set up to operate under Bylaws and Covenants, Conditions and Restrictions (CC&R’s) established for ALL homeowners and residents to abide by. Your home may also be part of a Sub-Association: Alta Mar, Cambria, East Bluff, East Bluff #4, Heights Unit 7 or Martinique. Each Sub-Association has its own set of CC&R’s in addition to the Master Association documents. Homes belonging ONLY to the Master Association have Architectural Guidelines governed by DMHNHOA. Any planned improvements must adhere to the Guidelines. Please contact the Seabreeze Management Company for more information.
DMHNHOA has established a Website that provides information for homeowners; CC&R’s, Parcel Maps and Architectural Guidelines along with other information. Log onto www.delmarhighlandsnhoa.com. We hope you find this information helpful.
DMHNHOA is managed by Seabreeze Management Company (effective July 1, 2020). If you have any questions you may reach their Customer Care Center at (800) 232-7517, Option 1. They are available to provide you with your community manager’s contact information, when/where the board meetings take place and other information relating to the management of our Association. The same number may be used to report any after-hours emergencies that threaten common area property.
DMHNHOA utilizes Statements for the payment of the monthly association assessments. You may elect to receive these statements electronically. Log onto myseabreeze.com to sign up. You may choose your preferred payment method:
1) Checks – May be sent payable to Del Mar Highlands Neighborhood HOA, c/o Union Bank, P.O. Box 513880, Los Angeles, CA 90051-3880
2) Direct Withdrawal – (ACH) Free of charge; must complete form to initiate
3) Bank Online Bill Pay – Sign up with your bank directly, make sure your account number is on the check
4) Credit Card – Place a call to Seabreeze Customer Service Team (800) 232-7517, Option 1. A service fee will be assessed at the time of the transaction to process a credit card payment.
DMHNHOA periodically distributes Association information and documentation to homeowners. You may wish to receive hard copies of this information and documentation by mail, or you can opt to receive this information electronically. California law also allows any member owner to request a membership list of all owners, and it must be provided to the owner as long as the use of the list is related to Association business. You can, however, Opt-Out from having your information provided and still receive any information the member owner wanted to send. Seabreeze Management will maintain a list of those owners that choose to Opt-Out, and if the member requesting the information wishes to submit their information to management, they will forward it to you. Please contact Seabreeze Management for further information regarding these processes.
Again welcome to the DMHNHOA community. We hope we have addressed your immediate needs in getting started with your new association. Please do not hesitate to call Seabreeze Management, our property management company, with any additional questions or concerns.
Sincerely,
Board of Directors
